WILMINGTON-Mayor John Carney, Council Member James Spadola, and BPG representatives, led the ribbon-cutting ceremony at the grand opening of the $110 million redevelopment of 221 West 10th Street. The project converted a 450,000-square-foot office building into 363 luxury apartments.
The redevelopment, which has been in the works for over 25 years, continues to try to build Wilmington’s reputation as a thriving “urban hub.” Over the years, it has generated over 385 construction jobs and contributed to the city’s revitalization.
Mayor Carney acknowledged the developments BPG has brought to the city over the years.
“I can’t even imagine what Wilmington would be like without the development that has been done by BPG and all the companies that locate and people that live in these buildings,” Carney said.

The Buccini Pollin Group (BPG), a Wilmington-based real estate firm, specializing in hotel, office, residential, and retail projects, continues to be the driving force behind many high-profile developments.
“Our journey started here in the Nemours building in February 1999 when we acquired this building along with the Brandywine, the former Brandywine building,” said Chris Buccini, Founder of BPG.
The Nemours and Brandywine buildings are among the key properties within this initiative, which has led to 2,700 new residential units, with 400 more under construction.
“We bought them from the DuPont Company, and it was really the first time they started downsizing here in a big way. And again, this is 26 years ago,” said Buccini.
Buccini reflected on the broader vision, noting how the initial goal to revitalize downtown Wilmington and bring 5,000 residents was just the beginning. Recalling that a few years ago they set an ambitious goal of bringing 5,000 people to live downtown. Now, he says, that goal is far behind them.
“There are many more than 5000 people living in the downtown core, and we’re very proud of the fact that actually we were a bit of a pioneer, and many have joined this residential development,” he said.
That Standard Apartments offer one-bedroom units starting around $1,800 per month, with larger layouts available for over $3,000. These apartments include access to various amenities, such as a co-working space, fitness center, arthouse theatre, and dining options. The building also has a rooftop balcony, resident clubroom, and a dog-washing station.
While city officials and developers expressed optimism about the project’s impact, time will tell how the redevelopment shapes Wilmington’s future.
